Frequently Asked Questions

How long will we have to drive on the dusty roads/ Does the vendor have proper dust control permits?
MR Tanner has the appropriate dust control permits and has successfully minimized dust and fine particulates when and where they are actively working.

The dust control did not originally extend to the open roads on days when work is not required or scheduled. However, due to the dust concerns and owner feedback, MR Tanner will increase dust control efforts tomorrow with additional water trucks on the main road.

How will I be affected if I live in the community but only drive on SMD in and out of the community?
If you do not live in Juniper, Sycamore, Cottonwood or Pinyon, your access will be impacted by active construction on various days, but there will be no full access restrictions.

Which Villages will be affected by access restrictions?
Juniper Village will be most impacted. This is due to the work occurring on the roads directly in front of their homes.

Sycamore, Pinyon, and Cottonwood Villages will also be impacted as the only access to these villages is by taking Juniper Village or Sycamore Village Drives off of Superstition Mountain Drive.

All four Villages will have access restrictions on June 19 for approximately 24 hours.

I live in one of the Villages off Superstition Mountain Drive. When they pave the incoming and outgoing lanes, will my access be restricted? 
No - the paving contractor will water the road to allow it to set and residential traffic can resume immediately.

There may be some delay if you are trying to enter or exit when they are paving or immediately following.

I noticed the bumps in the road seem more severe. Why is that? 
The grading work is now mostly complete ahead of paving. This means that the road has been lowered to allow the full three inches of asphalt to be placed. As a result, the contoured ramp up to the concrete curbing, road crossings, etc., has been reduced or eliminated and will result in a more severe "bump" when driving over it.

Please assist us by driving slowly and cautiously in all construction areas until this project is complete.


FAQ's - Juniper, Sycamore, Cottonwood & Pinyon Villages

Why is the road being closed completely? Why access restrictions at all?
Access to and from residential home sites is a high priority during this project. However, there are significant benefits to paving the full width of the road to avoid a "cold joint" down the center.

These new roads are significant assets and are expected to last for 25 - 30 years. The Board, Committee, and our consultants and experts want to do everything possible to provide maximum longevity.

What are my options for the day of the road closure?
All affected Villages will receive a separate email regarding the plan for access, parking, etc. during the 24 hours of paving, scheduled for June 19. The Board and Golf Club are working to provide parking, shuttle by golf cart, etc. to minimize this impact to our owners. The full details, timing, etc. will be communicated as soon as we have them available.

What can I do now to prepare? (For those in the affected areas)
If you know that vendors are scheduled for June 19, we ask that you start making schedule changes now. This includes especially any landscapers, pool vendors, etc. that typically arrive with trucks, trailer and equipment and may blow dust and debris, turn on irrigation or drain a pool. Aside from the access restrictions, the above elements can be detrimental to the new road surface.

What about construction in the affected areas?

Active construction will be affected identically to the homeowners, except that shuttling workers and or equipment will not be possible. We ask that affected homesites in Juniper and Cottonwood Villages halt construction for one day on June 19.


Scope of Project

The SMOA is working with MR Tanner, and Frank Civil Consulting on the first phase of road reconstruction in Superstition Mountain. 

This work will cover Superstition Mountain Drive (from the gatehouse to just past the entrance to Juniper Village) and major portions of the roads in Juniper and Sycamore Villages, as highlighted on the map below.
