Park Conversion in Golden Eagle
OverviewThe Board of Directors approved an overhaul of the park located in Golden Eagle Village after thorough review and consideration. This action followed a presentation at the 2024 Annual Meeting, and months of work and communication with community stakeholders. Following formal action in the spring, the Board allowed for 120 waiting period to ensure owners had the time needed to review their rights and had an oportunity to file a legal complaint if desired. With that time having elapsed, and construction ready to begin, please review the below information and schedule.

As we head into December, DLC is on track per the prior communicated schedule. An update for the week of November 25 includes:
- The park conversion is underway with the grass scalped and removal of the putting greens completed.
- DLC moved onto irrigation this week.All turf removal has been completed, they were weed eating on the lake edges to get the turf out as to not damage the concrete.
- They completed the demo portion on Tuesday, November 19.
- Irrigation head placement by the irrigation division started this Monday, November 25.
- The head placement and layout will take some time, so there may not be "active construction" at that time.
- Day to day schedules may be impacted by the holidays, however people will still be onsite and the overall timeline is not affected.
Demo and renovation work will take place throughout the fall of 2024 and is expected to conclude in late January or early February 2025. The scope of this project includes removing all existing turf and irrigation from the park located in Golden Eagle. folowing the demo and removal, an all new irrigation system including a new controller, 180 pop up sprinklers, and 50 rotor heads will be installed in the park to effectuate comprehensive, yet efficient irrigation throughout.
Following the irrigation system install, approximately 51,000 sq ft of new mid iron sod will be installed, replacing all grass including areas where turf has been challenged. Other enhancements include a stabilized granite pathway to allow landscape equipment better access, and selective turf reduction to avoid overspray onto stucco surfaces.
The tentative construction schedule is as follows:- Week of November 4: Demo and removal of all turf. It is expected to take about a month to complete. This will include removing and capping the old irrigation system and removing the controllers from the Golf Club.
- Week of December 9: DLC's Special Project team will begin installing the new irrigation lines and irrigation heads - approximately 230 irrigation heads and rotors in total. This process will last approximately four to six weeks, lasting until mid or late January 2025.
- Late January or early February: Sod installation. This is expected to go quickly once the irrigation and earthwork are completed. The intention is to use overseeded sod, which will depend on availability.
Other Project Details
- As with any construction project, there will be noise and dust as DLC works to enhance this space.
- On Monday, November 4, a dumpster and portable restroom will be placed in the parking area just west of the park. This is similar to the recent projects, including painting, irrigation, and granite refresh. They will be removed promptly once the project is complete.
- The Association will gain a significant advantage in maintaining a year-round green space by overhauling the park with an all-new irrigation system. The irrigation will be controlled by one company and geared toward one type of turf rather than having competition between the greens and the surrounding area. With over 200 brand-new irrigation heads and rotors, the coverage will also be significantly enhanced, resulting in better turf and less water waste.
- Due to drainage concerns, 2" of additional sand will be removed where the putting greens currently sit, and approximately 120 tons of topsoil will be backfilled to ensure water retention to help the new sod thrive.
- Approximately 51,000 sq ft of new Mid-Iron sod will be installed throughout the entire park, not just in place of the putting greens. This will refresh the entire greenspace and reset the useful life of all major components in the greenspace.
Week of December 9: Curbing Installation Begins, Irrigation Continues
The installation of curbing will assist with keeping the decomposed granite from spreading into the turf, causing thrown rocks during mowing, etc. It is also being added in select area to keep the irrigation off of the stucco of the homes surrouning the park. In total it will allow for better management and less wear and tear on the homes.
