Phase 2 - Seal Coat | September 16 - September 25, 2024

If I am not in Gold Canyon / won't be in the property on the day of the Seal Coat, is there anything I need to do for this project? 
No. If you are not in the community, and will not require vehicular access to your home on September 23 or 25, there is nothing additional you need to do.

We ask that you do inform any vendors who may be servicing your home in this timeframe (pool vendors, house cleaners, etc.), so they can schedule around this disruption.

I will be home on these dates. Can I still access my home by other means? 
Yes, you can park your vehicle outside of the work zone. Which location is best will depend on your specific property location. You will then be able to walk to and from your vehicle as desired on the day of the sealing.

Other roads are being replaced; why is this road being crack-filled and seal-coated instead? 
The Roads Committee makes this determination based on the current road conditions, long-term budgetary planning, and recommendations from Frank Civil Consulting. 

As all roads will eventually be replaced, road maintenance is only scheduled for roads where it is necessary and where the maintenance will extend the useful life of the road by at least four years.

Frequently Asked Questions

How long will we have to drive on the dusty roads/ Does the vendor have proper dust control permits?
MR Tanner has the appropriate dust control permits and has successfully minimized dust and fine particulates when and where they are actively working.

The dust control did not originally extend to the open roads on days when work is not required or scheduled. However, due to the dust concerns and owner feedback, MR Tanner will increase dust control efforts tomorrow with additional water trucks on the main road.

How will I be affected if I live in the community but only drive on SMD in and out of the community?
If you do not live in an affected village, your access will be impacted by active construction on various days, including detours, but there will be no full access restrictions.

Which Villages will be affected by access restrictions?
First Water, Golden Eagle and Lost Gold will be directly impacted. This is due to the work occurring on the roads directly in front of their homes.

Additionally, due to work on Superstition Mountain Drive, Greythorn, Wildflower and Prospector Villages will be impacted on milling and pave days.

All of the above Villages will have access restrictions as scheduled on the map below for approximately 24 hours. Access may be impeded on the milling days as well.

I live in one of the Villages off Superstition Mountain Drive. When they pave the incoming and outgoing lanes, will my access be restricted? 
No - the paving contractor will water the road to allow it to set and residential traffic can resume immediately.

There may be some delay if you are trying to enter or exit when they are milling, paving or immediately following.


FAQ's - Golden Eagle, First Water, & Lost Gold Villages

Why is the road being closed completely? Why access restrictions at all?
Access to and from residential home sites is a high priority during this project. However, there are significant benefits to paving the full width of the road to avoid a "cold joint" down the center.

These new roads are significant assets and are expected to last for 25 - 30 years. The Board, Committee, and our consultants and experts want to do everything possible to provide maximum longevity.

What are my options for the day of the road closure?
All affected Villages will receive a separate email regarding the plan for access, parking, etc. during the 24 hours of paving, scheduled for July 17-19 for milling, and as colored below for paving. The Board and Golf Club are working to provide parking options. etc. to minimize this impact to our owners. The full details, timing, etc. will be communicated as soon as we have them available.

What can I do now to prepare? (For those in the affected areas)
If you know that vendors are scheduled for July 17-19, we ask that you start making schedule changes now. The same goes for your scheduled Paving Day (per color coded map below). This includes especially any landscapers, pool vendors, etc. that typically arrive with trucks, trailer and equipment and may blow dust and debris, turn on irrigation or drain a pool. Aside from the access restrictions, the above elements can be detrimental to the new road surface.

What about construction in the affected areas?

Active construction will be affected identically to the homeowners; shuttling workers and or equipment will not be possible. We ask that affected homesites in Golden Eagle, First Water and Lost Gold halt construction for one day per the color coded paving schedule below. There will also be access restrictions to Wildflower, Greythorn and Prospector due to work on Superstition Mountain Dr.


Scope of Project

The SMOA is working with MR Tanner, and Frank Civil Consulting on the second phase of road reconstruction in Superstition Mountain. These are the same consultant and contractor used in 2023.

This work will cover Superstition Mountain Drive (from just past the entrance to Golden Eagle to just past the entrance to First Water Village) and major portions of the roads in Golden Eagle, First Water and Lost Gold, as highlighted on the map below.
